This is an occupied, single family home. Based on the age of the home it is likely that a variety of building techniques no longer used today were applied to many components of the home, including major systems. These techniques are not necessarily 'better' or 'worse' than today's methods, however the components may not meet today's building standards. -There are no weep holes in the bottom of brick veneers.

Comments:
Previous outward movement of the brick veneer wall observed on the East side (front) of the home. Step cracking observed on the SW and SE corners near foundation wall. It cannot be determined when settlement has occurred. (It is not known if the brick is attached with "brick ties" to the wood structure as required.) Possible further analysis should be sought by an licensed structural engineer and/or a licensed contractor.


Exterior Receptacles

Problems:
-There are exterior receptacles without GFCI circuits. You should consider upgrading.
-There are exterior outlets being exposed to the weather without a weather plate.

Comments:
Ground Fault Circuit Interrupters (GFCI) may not have been required when the home was built. Suggest Client consider upgrading with GFCI's at all receptacles near water sources including all outdoor locations. Also, a improperly installed receptacle was observed behind the front landscaping. This is a safety hazard that needs to be corrected immediately. You should consult a licensed contractor about the needed repairs.
